Introduction

Terms and Conditions apply within our site https://homes-villas.com/ and amidst the proceedings related to our products and services. Additional agreements may be implemented on the relationship and on products / services exchanged between the user and HHV.

If any provisions of the additional contracts conflict with any provisions of these Terms, the provisions of these additional contracts will control and prevail.

Binding

By registering with, accessing, or otherwise using this website, you hereby agree to be bound by these Terms and conditions set forth below. The mere use of the website https://homes-villas.com/ implies the knowledge and acceptance of these Terms and conditions. In some particular cases, we can also ask you to explicitly agree.

Intellectual Property

Unless specific content dictates otherwise, you are not granted a license or any other right under Copyright, Trademark, Patent, or other Intellectual Property Rights. This means that you will not use, copy, reproduce, perform, display, distribute, embed into any electronic medium, alter, reverse engineer, decompile, transfer, download, transmit, monetize, sell, market, or commercialize any resources on the website https://homes-villas.com in any form, without our prior written permission, except and only insofar as otherwise stipulated in regulations of mandatory law (such as the right to quote).

Responsible Use

By visiting the website https://homes-villas.com, you agree to use it only for the purposes intended and as permitted by these Terms, any additional contracts with us, and applicable laws, regulations, and generally accepted online practices and industry guidelines. You must not use our website or services to, apply, publish or distribute any material which consists of (or is linked to) malicious computer software; use data collected from our website for any direct marketing activity, or conduct any systematic or automated data collection activities on or in relation to our website.

Engaging in any activity that causes, or may cause, damage to the website or that interferes with the performance, availability, or accessibility of the website is strictly prohibited.

HHV Termination

We may, in our sole discretion, at any time modify or discontinue access to, temporarily or permanently, the website or any service thereon. You agree that we will not be liable to you or any third party for any such modification, suspension or discontinuance of your access to, or use of, the website or any content that you may have shared on https://homes-villas.com. You will not be entitled to any compensation or other payment, even if certain features, settings, and/or any content you have contributed or have come to rely on, are permanently lost. You must not circumvent or bypass, or attempt to circumvent or bypass, any access restriction measures on our website.

Nothing in this section will limit or exclude any warranty implied by law that it would be unlawful to limit or to exclude. https://homes-villas.com and all content on the website are provided on an “as is” and “as available” basis and may include inaccuracies or typographical errors. We expressly disclaim all warranties of any kind, whether expressed or implied, as to the availability, accuracy, or completeness of the content. 

We make no warranty that:

Nothing on this website constitutes or is meant to constitute, legal, financial or medical advice of any kind. If you require advice you should consult an appropriate professional.

The following provisions of this section will apply to the maximum extent permitted by applicable law and will not limit or exclude our liability in respect of any matter which it would be unlawful or illegal for us to limit or to exclude our liability. In no event will we be liable for any direct or indirect damages (including any damages for loss of profits or revenue, loss or corruption of data, software or database, or loss of or harm to property or data) incurred by you or any third party, arising from your access to, or use of, our https://homes-villas.com.

Except to the extent any additional contract expressly states otherwise, our maximum liability to you for all damages arising out of or related to the website or any products and services marketed or sold through the website, regardless of the form of legal action that imposes liability (whether in contract, equity, negligence, intended conduct, tort or otherwise) will be limited to the total price that you paid to us to purchase such products or services or use the website. 

Such a limit will apply in the aggregate to all of your claims, actions and causes of action of every kind and nature.

Minimum Duration of Stay

The minimum duration of stay is 5 nights.

Payment Standard Policy

30% deposit payment is required if the arrival is more than two weeks away and the remaining balance will be due two weeks before the arrival date. If the booking will be less than two weeks then the full booking amount will be charged at the time of the reservation. A surcharge of 2.5% will apply as a handling charge for payments made using non-EEA (European Economic Area) and corporate-issued cards. If the balance is not paid by the balance due date for any reason, this will be considered a cancellation, and the deposit will be retained. We reserve the right to return the deposit and decline to issue a booking confirmation at our absolute discretion.

Payment RATE non refundable: If a reservation is made with the non refundable rate, then full prepayment is required at the time of booking.

Cancellation Policy

In case of cancellation more than two weeks before arrival then 30% of the booking will be charged as a cancellation fee. In case that the cancellation is less than two weeks away from the arrival date,or for ‘no shows’, or for cancellations during the guests’ stay then the full amount of the booking will be charged as a cancellation fee.

Cancellation: Non refundable bookings cannot be changed or canceled. Full cancellation fees apply.

All prices mentioned are in Euros unless otherwise stated and are accurate at the time of

reservation and will not be altered after confirmation of the booking has been received.

Property Rental Terms & Conditions

All properties are well equipped and include bed linen and bath towels. All properties are privately owned, decorated and furnished to owners’ individual taste. 

Maximum occupancy is 2 persons per bedroom. One infant in a cot is permitted per bedroom. HHV reserves the right to decline access to the property for tenants that exceed the maximum occupancy of the property, with additional financial penalties of up to 2 times the daily rate of the period booked.

No parties or events are allowed at any property, nor is it permitted for any outside visitors to enter the property, other than guests stated on reservation WITH THE EXCEPTION OF A WRITTEN APPROVAL FROM HHV. Should this occur, HHV reserves the right to decline the access to outside visitors and apply a penalty of €2000,00 or above, depending on the property category.

Every effort will be made to meet any special requests of the guest. Special requests are treated as an indication of preference and cannot be guaranteed. Any special requests must be stated at the time of the booking.

Housekeeping

All properties are cleaned and inspected prior to arrival.

In the accommodation rate it is included one mid-stay clean per seven-night stay where towels and linen are changed.

A departure clean is included and based on the understanding that the property will be left tidy at the time of check-out and with all personal waste removed from the property by the guests.

In the event that this policy is not followed, additional charges may apply ranging from €50 to €350 based on the type of property and the level of cleaning needed.

Our housekeeping team is at hand to provide extra cleaning services at an extra charge during the guest’s stay, if necessary.

Swimming Pool Terms

Properties with private swimming pools are for the private use of the occupants of the property and only. Communal pools are only for the use of the occupants of the properties. Health and safety regulations are applicable at all outdoor facilities including swimming pools. Please read all poolside signage featuring standard Rules & Regulations on use of pool facilities.

Energy Consumption Rules & Regulations

A Kw/h reading will be made upon your arrival and departure and details will be available within your property. 

The maximum limit of consumption per week is as follows: 

1-bedroom properties: 300Kw/h, 2-bedroom properties: 400Kw/h, 3-bedroom properties: 500Kw/h, 4-bedroom properties: 600Kw/h, 5-bedroom properties: 700Kw/h. 

Each unit used above this limit will be charged at €0.35 cents. In the event of excess usage, the guest consents to his/her card being charged for the appropriate amount. With considerate usage, it is rare to exceed the electricity allowance, however the limitations are in place to ensure that our guests are conscious of their usage and consider the environmental impact of excessive electricity consumption.

Property Damages

All properties are privately owned and for security reasons the approved credit card number given on check-in will be charged in case of any damages. The allocated property is inspected prior to arrival, if any items checked are not in order the guest should report this to Guest Services (Reception) within 24 hours of arrival. Customers are not permitted to move or remove any furniture or equipment without prior written consent from HHV. Under no circumstances must any furniture for use inside the property be moved outside. The property will be re-inspected for any damage on the departure day of the guest.

HHV reserves the right to ask for a refundable amount against damages ranging from €400 to €1000 based on the type of property, upon check-in. The guest agrees that the credit card given upon check-in will be charged in case of any damages incurred. If not then this amount will be released 5 working days after the departure of the guest, providing no damages were reported by the inspection team.

It is the guest’s responsibility to ensure that he/she and the members of his/her party do not behave in a way that may cause offense or danger to other on-Resort guests or owners, or which risks damage to the property. If bad behavior is reported, HHV has the right to terminate any arrangements made, without any compensation and without reimbursement of any expenses that may incur as a result. Furthermore, the guest will be liable to reimburse HHV for any damage or disruption caused.

Child Responsibility

Children are naturally curious, especially when on holiday where there are lots of areas and things to be explored. Please ensure that children are not left unsupervised at any time during your holiday and take extra care with balconies and swimming pools etc. Parents are responsible for the actions of their children at all times. Please take extra care with children if your pool is described as an ‘infinity pool’, as this pool will have an open drop from the pool edge. If you require any child safety equipment (e.g. pool fencing, stair gates etc.) please consult our team prior to your arrival as everything is subject to our availability. 

Disability Access

HHV does not provide properties which are specifically designed for disabled access or use. Properties may be suggested for such use; however, no alterations can be made to the properties and HHV cannot be held liable for any injuries, inconvenience or damage as a result.

Travel Insurance

Please ensure you have covered your party with travel insurance as neither HHV nor the property owners will be held responsible in any way for injury and death that may result while renting or using any of the properties offered by HHV.

Natural Disaster Responsibility

HHV is a Rental company. Even though we use all resources at our disposal to ensure information provided and the quality and facilities of the properties, we cannot accept any liability whatsoever for any problems that occur while guests occupy the villa of their choice. We accept responsibility to provide the accommodation as described on our website but shall not be liable in circumstances where we are prevented from providing the accommodation because of events outside our control, such as flood, fire, adverse weather conditions, natural disasters, war, threat of war, civil disturbance or acts of any local or national government.

Unattended / Lost / Damaged Items

Please ensure all personal possessions are packed when departing your accommodation. Whilst we will endeavor to assist when items are left, unfortunately we are unable to guarantee the return of any items which have been left unattended and will not be liable for any items lost or damaged in transit. Postage, packaging and handling fees may be applied for the return of lost property. Please avoid leaving valuables or cash prominently displayed within your property and always ensure that all windows and doors are locked prior to leaving the property.

Pest Control

Mosquitoes, ants and other insects are endemic in warmer climates, particularly in countryside areas. Preventative pest control is carried out throughout the Resort at frequent intervals. Should any incident occur, we recommend that you contact our team.

Construction / Building Disruption

It is the case that some resort areas are still being developed and therefore there is a possibility of building work or construction work. Work may begin on a neighboring property over which we have no control, nor are we given prior notice. No compensation of any nature will be due to the guests, and HHV will not be liable.

Water / Electricity Shortages

Though it is a rare occurrence, properties can be affected by water or electricity shortages and supplies can be cut off without notice for varying periods of time. In addition, you may find that the electricity may trip if too many appliances are used at the same time. These resources are provided by the municipality and Electricity Authority of Cyprus (EAC) and so these infrequent situations are out of the Management's Control. Whereas we will make every attempt to ensure that these infrequent issues do not cause inconvenience and discomfort to our guests. HHV bears no liability for such instances and therefore no compensation either monetary or otherwise will be offered, however if deemed necessary, alternative accommodation will be provided. Although all properties offer Wi-Fi connection, we cannot be held responsible for any temporary failure of this facility.

Property Photographs are for Indicative Purposes

Photographs are intended to give an overall impression of individual properties. The Management does not accept any responsibility for items of furniture etc, which appear in photographs that may have been changed or removed, nor for any changes to aspects which may have changed since photographs were taken.

Property Rental Discounts / Offers

From time-to-time various non combinable discounts will be offered on properties in our portfolio. The cost payable by you is the advertised price of the property while making the reservation.

Personal Data Protection

HHV takes the privacy of your Personal Data seriously. We collect and process your Personal Data as described in the reverse Privacy Notice and with your consent, if necessary, for the purpose of informing you about news, events, activities, new services and products offered by us or advertising campaigns and/or promotional activities, in accordance with the applicable data protection laws.
